TITAN INTEGRITY CAMPUS, BANGALORE
1. Architect
The Titan Integrity Campus was designed by Mindspace Architects, with Ar. Sanjay Mohe as one of the lead architects. The project reflects Mindspace’s approach of integrating architecture with nature, climate and human experience rather than treating the building as an isolated object.
2. Location 
The campus is situated in Electronics City, Bengaluru, on a site of approximately 6.5 acres. A natural lake lies along the eastern edge of the site, while a road forms the northern edge. The presence of the lake became an important generator for the planning and orientation of the campus.
The location allows the building to take advantage of Bengaluru’s relatively mild climate and provides extensive views toward the water and surrounding landscape.
3. Design
The central design concept is to create a strong connection between the workplace and nature. Instead of forming a conventional enclosed corporate block, the campus consists of three low-rise buildings separated by waterways and connected by a central covered spine and walkways.
Major design features include:

Biophilic design: Landscape, water, vegetation and built form are integrated as one composition.

Central spine: A covered circulation spine connects the different blocks and acts as a social interaction zone.

Stepped terraces: Green terraces occur at different levels, creating a continuous relationship between the building and landscape.

Water integration: The existing lake and waterways become major visual and environmental elements.

Atriums: Five atriums bring natural light and air into the building while vertically connecting different levels.

Indoor–outdoor connection: Workspaces have access to terraces and balconies, allowing occupants to interact directly with greenery and water.

Natural light: The depth of workspaces is controlled to allow daylight to reach interior areas.
The overall composition gives the impression of a floating, green campus, with the architecture visually merging with the landscape.
4. Significance
Titan Integrity is significant as an example of contemporary corporate architecture that prioritizes employee well-being and environmental integration.
Rather than using landscape simply as decoration, the project makes nature an essential part of the architectural experience. The campus was developed after Titan sought a workplace that would provide a better connection with nature and improve the experience of its employees.
The project is also significant because it demonstrates how a corporate workplace can move away from the conventional sealed, air-conditioned office model and incorporate open spaces, greenery, water, natural light and outdoor circulation.
5. Sustainability
Sustainability is one of the strongest aspects of the Titan Integrity Campus.
Climate-responsive design
The buildings are oriented with their longer sides facing north–south, helping bring in relatively glare-free natural light. The western façade, which receives stronger solar radiation, is protected with a green wall and vegetation buffer.
Reduced air-conditioning demand
The project uses a multi-stage air-conditioning strategy combined with high-volume, low-speed (HVLS) fans. The system was designed to reduce energy consumption compared with conventional air-conditioning, with full cooling required mainly during Bengaluru’s more humid months.
Green terraces
The landscape is conceived as a vertical park, extending from the waterfront landscape at ground level through green terraces to the roof. This increases vegetation while reducing the visual and environmental impact of the built mass.
Renewable energy
Solar panels were planned on the western terrace and service-yard areas to generate on-site electricity and contribute toward the campus’s energy requirements.
Water and landscape
The existing lake is retained as a major part of the site strategy. The project also incorporates water bodies and extensive vegetation to strengthen the microclimate and create a cooler, more comfortable environment. During construction, topsoil was preserved and reused to minimise the impact on the site.
Conclusion
The Titan Integrity Campus is an important example of biophilic and climate-responsive corporate architecture in Bengaluru. Designed by Sanjay Mohe and Mindspace Architects, the project integrates buildings, water, vegetation, daylight and outdoor spaces into a unified workplace environment. Its stepped green terraces, natural ventilation strategies, solar-energy provisions and strong connection with the existing lake demonstrate how sustainability can be incorporated into both the architectural experience and environmental performance of a corporate campus.
